What does a SB 721 inspection entail?
Our licensed contractors visit your property to perform the inspection which is done by causing the least amount of disturbance to both the tenants and the property as possible. The entire property will be walked, visually inspected, and photographed.

The inspector will chose and inspect AT LEAST the minimum required by Senate Bill 721 / California Health & Safety Code §17973 which is 15% of each type of E3 along with their railings, as well as visually inspect the entire property for any obvious damage or waterproofing issues.

Unless deemed necessary due to found damage, only non-destructive testing will be done to carry out the job. A small hole will be drilled for the borescope to be inserted, typically underneath the E3 in the soffit which will then be patched.

Typically the residences do not need to be entered, but it depends on the design of the property and if the elements are accessible from the outside.

Report Info
What should I expect from my SB 721 report?
Property owners (or their property managers) will receive a report for the property within 45 days of the inspection (as specified in SB 721) which, unless life-threatening damage is found, the report must be maintained in the building owner’s permanent records. If hazardous conditions are found, the report will be submitted by the inspector to the local enforcement agency within 15 days of completion of the report, repairs and a reinspection will be required by law.

The professional detailed report by our qualified and experienced contractor contains a section for each inspected E3, the condition of the element color-coded for easy review, corresponding photographs, and a breakdown of any small to large deterioration, hazards or waterproofing issues found.
